UP property registration: Online payment now mandatory if registration fee is over Rs 20,000 | Details
The Uttar Pradesh government has implemented a new mandatory online registration fee system for property transactions, making it compulsory to pay registration charges digitally if the amount exceeds Rs 20,000. The rule has been enforced in Gautam Buddh Nagar district for the past two days as part of the state government's broader effort to improve transparency and curb corruption in property registrations.
After a successful pilot project in four districts, the government extended the system across Uttar Pradesh, including Gautam Buddh Nagar. As a result, nearly 95 per cent of all registration fees in Noida are now being paid online at the time of registration, replacing the earlier cash-based process. Since the rollout, 1,138 registrations covering properties, leases and agreements have been completed, marking the department's transition to a fully digital fee collection system.
To pay property registration fees, applicants must use the online payment facility available on the official IGRSUP portal. Payments should not be made directly on the general Rajkosh website without first submitting the property registration application, as the payment must be linked to the specific application number generated during registration.
1. Visit igrsup.gov.in, select Property Registration and start a new application by registering your details to generate an application number and password.
2. Log in using the generated credentials and fill in all required property details such as location, area type, size and transaction value.
3. The portal will automatically calculate stamp duty and registration fees based on the entered information.
4. Generate the e-challan and complete the payment online using net banking, card or UPI through the integrated treasury system.
5. Download and print the e-receipt containing the GRN and Bank Reference Number, which is mandatory for further processing.
6. Book an appointment online and visit the concerned Sub-Registrar Office with the receipt and documents to complete verification and registration.
However, the initial rollout of the system faced technical challenges as the treasury portal remained down for several hours on the launch day, Monday, and the problem continued into the second day, resulting in only 566 registrations being processed on Tuesday.
Additional Inspector General (AIG) Arun Kumar Sharma said the system was introduced to enhance transparency and streamline departmental work, adding that the technical glitch was due to issues at the central server level and assuring that once stabilised, registration fees would be deposited directly into the treasury, greatly improving efficiency and accountability.
