Housing Price Growth In Top-8 Cities Slowed To 6% In 2025 Against 17% In 2024: Report
Housing price growth across India's top eight cities cooled significantly in 2025, rising by an average 6 per cent, a sharp slowdown from the 17 per cent growth recorded in 2024, according to the latest report by real estate consultant PropTiger.
While most cities witnessed a deceleration, Bengaluru and Hyderabad stood out with relatively stronger momentum, supported by steady end-user demand.
Bengaluru recorded a 13 per cent rise in average housing prices in 2025, up from 12 per cent growth in 2024, while Hyderabad saw prices increase by 8 per cent, compared with just 3 per cent a year earlier. In contrast, price growth slowed across the remaining six cities. Ahmedabad saw an 8 per cent increase (10 per cent in 2024), Mumbai Metropolitan Region recorded 4 per cent growth (18 per cent in 2024), Pune just 1 per cent (16 per cent in 2024), Delhi-NCR 6 per cent (49 per cent in 2024), Kolkata 6 per cent (10 per cent in 2024), while prices in Chennai remained flat after rising 16 per cent in 2024.
According to Real Insight-Residential CY 2025, PropTiger's annual housing market report, residential property prices across the eight cities rose an average 8 per cent between the first and fourth quarters of 2025, signalling price stability rather than fresh acceleration.
Bengaluru emerged as a key outlier during the year, with prices rising 21 per cent on a quarterly basis to reach Rs 9,500 per sq ft in Q4 2025. This pushed the city past Delhi-NCR, where prices stood at Rs 9,167 per sq ft in the same quarter, making Bengaluru the second most expensive housing market after Mumbai MMR, where prices touched Rs 14,000 per sq ft.
Onkar Shetye, executive director of Aurum PropTech, said Mumbai's housing market showed signs of consolidation, particularly in the premium segment. “Mumbai MMR price trends through 2025 reflects price consolidation in the region's premium market while that of Pune and Ahmedabad remaining broadly stable. Delhi-NCR and Kolkata also saw measured price increases amid selective demand. Bengaluru and Hyderabad showed steady end-user demand and balanced absorption," he said.
He added that the broader market remained disciplined despite slower sales. “Overall, resilient pricing alongside moderating sales volumes highlights a disciplined, supply – calibrated market, where developers protected price integrity and inventory remained well managed – creating a stable pricing base heading into 2026."
The report noted that inventory overhang remained within comfortable levels through the year, indicating that supply did not significantly outpace demand. However, unsold inventory was more visible in higher ticket-size homes, reflecting longer decision cycles and relatively lower liquidity compared to mass and mid-income housing.
“The combination of rising prices, stable quarterly increments, and controlled supply additions indicates that inventory levels remained well managed through 2025. The market continued to operate within a comfort zone, with developers prioritising price integrity and project viability over volume-led liquidation," Shetye said.
On the demand side, residential sales across the top eight cities fell 12 per cent year-on-year to 3,86,365 units in 2025, compared with 4,36,992 units in 2024, marking the lowest annual sales since 2022. Sales in the October-December quarter declined 10 per cent year-on-year and 0.5 per cent sequentially to 95,049 units, the weakest quarterly performance since Q2 2023.
Supply also moderated during the year. New residential launches dropped 6 per cent to 3,61,096 units in 2025 from 3,85,221 units in 2024, the lowest annual supply since 2021. In Q4 2025, however, new supply edged up 4 per cent year-on-year and 0.2 per cent quarter-on-quarter to 92,007 units, indicating cautious but steady developer activity.
