DDA premium housing scheme 2026 explained: Check cost, locations, risks and resale potential
DDA Premium Housing Scheme 2026 EXPLAINED: Delhi Development Authority (DDA) has come up with the Premium Housing Scheme 2026 through online e-auctioning, which will be handled entirely online for a set of 582 housing units along with parking spaces located in upscale regions of the national capital. Unlike affordable housing schemes, the online premium housing scheme will be for customers searching for ready-to-move-in flats located in established regions of Delhi.
The scheme, officially launched on January 6, 2026, makes available a mix of High Income Group (HIG), Middle Income Group (MIG), Low Income Group (LIG), JANTA and Economically Weaker Section (EWS) flats, along with car and scooter garages. All properties are offered on an “as-is where-is” basis through DDA's e-auction platform, a competitive bidding process where interested applicants submit bids online.
According to the official list of flats made available by DDA, a total of 582 properties, including residential units of various categories and vehicle garages, will be auctioned. These units are spread across multiple sought-after localities in Delhi, such as:
This geographical spread ensures that premium housing options are distributed across the central, south, west and north parts of the city.
The official scheme brochure and list of flats show reserve (base) price ranges set by DDA for different flat categories:
HIG Flats – e.g., Jasola 3/4 BHK homes with plinth area around 162.41 sqm, with reserve prices approximately Rs 2.14 crore and above.
SFS (Cat II) – Flats in Rohini/Vasant Kunj with larger carpet area, priced around Rs 1.03–1.15 crore.
MIG Flats – Mid-size homes in areas such as Loknayakpuram and Jahangirpuri, with base prices starting from around Rs 53 lakh up to Rs 1.45 crore.
LIG Flats – Smaller units in Dwarka, Rohini, Karol Bagh, Nasirpur, and others with reserve prices from as low as Rs 19 lakh to Rs 70 lakh, depending on size and location.
EHS Flats – Homes in pockets like Dwarka with reserve prices around Rs 1.96 crore (for larger units).
Garages – Car and scooter garages with reserve prices ranging from around Rs 3 lakh to Rs 43 lakh+ based on size and location.
These reserve prices are baseline figures; actual sale prices will be determined by the e-auction bidding process.
The online registration process and Earnest Money Deposit for the Premium Housing Scheme began today, 14th of January, 2026, and continues until the 13th of February, 2026, with the final submission of the bids closing on the 16th of February, 2026. The registered bidders can take part in the e-auction sessions.
The e-auction mechanism is designed to ensure transparency and market-driven pricing. Bidders must submit specified EMD amounts and reconfirm each bid online as per the DDA guidelines.
1. Price Competition: Due to competitive online bidding, final prices may exceed reserve prices significantly, especially for flats in prime locations.
2. High Upfront Payment: EMD and subsequent payment schedules require substantial commitment; failure to complete payment may lead to forfeiture of EMD.
3. Additional Charges: Maintenance charges, conversion charges and utility connections are typically not included in reserve prices and are payable separately by buyers.
4. ‘As-is where-is' Condition: Flats are offered in the existing condition, and buyers must assess construction status and specifications before bidding.
Location Advantage: Properties located in established regions like Jasola, Vasant Kunj, Dwarka, and Rohini tend to experience high demand, thus improving the potential for resale. Government Support: Being a DDA scheme, the properties have the advantage of having a clear title, giving the buyer added confidence.
However, the actual resale value will depend upon the market trends, availability of facilities, infrastructure developments, and demand in the future.
